The Rapid and Rural Logistics team is looking for a proven technical leader with extensive experience planning and managing the execution of large scale construction programs. As the R2L Construction Manager (CM), you will work with broad set of stakeholders including Real Estate, Operations, Design, Launch, Startup, Delivery Experience, Legal and Retail to take the fulfillment center design from concept through the hand off to Operations. This position requires a firm understanding of engineering, planning, program management, contract administration and operations.<br><br>Travel required 60%<br><br>This role requires a flexible schedule/shift/work area, including weekends, nights, and/or holidays<br><br>Key job responsibilities<br><br>- Lead the Request for Proposals (RFP) process and vetting qualified contractor proposals, assemble bid submissions and foster the selection of contractors<br><br>- Coordinate with designers, building teams, cost estimators to establish proper project budget, scope and schedule.<br><br>- Assist in obtaining the information and decisions needed from Amazon which are required to complete the construction drawings.<br><br>- Manage approvals and permissions needed from the building Landlords<br><br>- Act as a facilitator of information required for by internal Amazon functional teams (IT, Safety, Loss Prevention, Food Safety, Operations)<br><br>- Perform duties as the primary Amazon representative on permitting required with authorities having jurisdiction<br><br>- The CM will monitor and assist with all utility integrations such as phone service, electrical power, water, sewer<br><br>- Schedule: The CM will be the principle schedule auditor on behalf of Amazon, monitor site production, determine target milestones, track and communicate progress<br><br>- Develop capital appropriation requests and manage fiduciary responsibility for approved budgets<br><br>- Perform site visits on a periodic basis to confirm schedule progress, attend contractor meetings and act as the single point of contact for Amazon for the general contractor partners<br><br>- Review the contractor's buyout, subcontracting, material purchase schedule and long lead orders.<br><br>- Coordinate with the Amazon launch/startup teams regarding schedule and phased area turnover to insure coordination with all stakeholder functions<br><br>- Audit the contractors punch list completion progress and manage on behalf of Amazon<br><br>- The CM will direct the contractor through the document turnover and close out process<br><br>- Coordinate with Amazon property management to transition the building facilities to their care<br><br>- Lead continuous improvement and lessons learned efforts to improve standards, reduce costs and expedite timelines for construction programs<br><br><b>BASIC QUALIFICATIONS</b><br><br>- 7+ years of project management, real estate development, architecture/design experience<br><br>- Bachelor's degree in Architecture, Engineering, Construction Management, Real Estate Development or comparable field5+ years of distribution or manufacturing field with equivalent mechanical or electrical field experience<br><br>- 7+ years of facilities management, office management, corporate administrative services, or hospitality management experience<br><br><b>PREFERRED QUALIFICATIONS</b><br><br>- Experience in design review process to incorporate electrical, mechanical, automation controls solutions to drive equipment reliability and standards<br><br>- Experience in automated conveyors systems and controls, electrical and electronic principles, blueprint and electrical schematic reading, CMMS programs, preventive maintenance procedures, industrial electrical, industrial controls , industrial electronics<br><br>Amazon is an equal opportunity employer and does not discriminate on the basis of protected veteran status, disability, or other legally protected status.<br><br>Los Angeles County applicants: Job duties for this position include: work safely and cooperatively with other employees, supervisors, and staff; adhere to standards of excellence despite stressful conditions; communicate effectively and respectfully with employees, supervisors, and staff to ensure exceptional customer service; and follow all federal, state, and local laws and Company policies.
